When making a reservation, the Guest agrees to abide by the Rental Policies at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the Rental Rules at all times while at the property.
HOST INTERACTION: You can call or text Pam at (970) 361-7469 if you need help or have questions. She is typically available from 7:00 AM to 10:00 PM. Messages received after 10:00 PM will usually be answered the following morning, so please plan accordingly if arriving late at night. While we are often nearby or have someone available to assist if needed, we generally host from afar and respect your privacy during your stay. Feel free to reach out if you need us.
MAXIMUM OCCUPANCY: Owner reserves the right to refuse occupation if occupancy exceeds maximum allowances listed below.
BaseCamp: 6 persons and 3 vehicles.
The Silo: 2 persons and 2 vehicles.
The Stagecoach Cabin: 3 persons and 2 vehicles.
Sheep Camp: 6 persons and 2 vehicles.
We kindly ask that you provide an accurate total guest count and include any pets in your reservation details, as this helps us properly plan for cleaning after your stay. Additional charges may be assessed after checkout for undisclosed guests or pets.
RENTAL PERIOD: The rental begins at 4 pm on the “Check-in Date” and ends at 11 am the “Checkout Date.” Early departure or bad weather does not warrant a refund of rent or deposit.
DIRECTIONS AND SELF-CHECK IN INSTRUCTIONS: On the day of arrival (or possibly the day before), guests will receive an email from us with the address of the vacation rental. This email will also include the self check-in door code (if applicable), along with any necessary directions to access the property and its amenities. Each rental includes a guest notebook with instructions for using furnishings, electronics, and appliances, as well as check-out instructions. After arriving, please take a moment to review it.
RENTAL RATE AND PAYMENT: Full payment and the signed contract are required at the time of reservation to secure the dates and finalize the booking. Payment must be received within 48 hours of delivery of this contract. If payment is not received within this time frame, the reservation may be canceled and dates released without further notice.
OWNER ACCESS: Guest shall allow the Owner access to the property for purposes of repair and inspection if the need arises. The Owner shall exercise this right of access in a reasonable manner.
VIDEO SURVEILLANCE: A security camera is mounted on the small building in front of the parking area at Basecamp. This camera faces the driveway and parking area only and is used primarily for monitoring guest departure on check-out day. The mountain properties do not have video cameras.
QUIET HOURS: Quiet hours are from 9 pm to 7 am.
DAMAGE DEPOSIT: When Guest places the reservation, we will ask for a valid credit card number to hold on file. No damage deposit is collected in advance. However, we reserve the right to charge the Guest for any damages incurred during their stay or for any additional cleaning required after checkout, within 14 days of departure and with notice given prior to posting charges. Consumables like kitchen staples, cleaning supplies and rags, trash bags, and paper products are provided free of charge. In the event any of the non-consumable home furnishings are damaged or taken from the property (ie. towels, dishes, knives, pillows, bedding, etc.), the actual cost of replacement plus 10% will be charged to your credit card on file.
CANCELLATION POLICY: Full refund for cancellations made within 48 hours of booking, if the check-in date is at least 14 days away. 50% refund for cancellations made at least 7 days before check-in. No refunds for cancellations made within 7 days of check-in.
PETS: We welcome house trained and well behaved pets. We allow up to 2 pets at Basecamp and Grandma’s House, with a $25 pet fee per stay. At The Silo, Stagecoach Cabin, and Sheep Camp, we allow 1 pet with a $15 pet fee per stay. We ask that pets do not sleep in the bed or on the furniture, and please do not leave them unattended. Please also clean up doggie doo in walkways and sweep up excess pet hair. Please have your pets on a leash to keep them safe from traffic, wild animals, and our own pets. We provide pet bowls and sheets; please bring your own pet bed, food, and other supplies. An additional fee will be charged if excess cleaning is required (ie. pet hair or prints on bedding or couch) or damage is detected (ie. chew marks, scratches, or accidents).
SMOKING: Smoking is not permitted inside the buildings. Smoking outside is permitted as long as butts are properly disposed of.
CLEANING: Basic cleaning service is included in the rental fee. Two hours of cleaning is standard at Basecamp and Grandma’s House; one hour of cleaning is standard at The Silo, Stagecoach Cabin, and Sheep Camp. If additional cleaning time is needed, $25 per hour will be charged to your credit card with notice given to Guest prior to posting the charges. This might include excessive laundry, trash on the ground, or a dirty kitchen. Daily “maid service” is not provided. We will not disrupt you or your belongings during your stay.
PARKING: Guests may park in any designated parking space. If additional space is needed, please ask. There are no fees for parking.
DEPARTURE: Guest agrees to leave property reasonably clean and in order. Please read the guest notebook for departure procedures.
RELEASE OF LIABILITY: A Release of Liability Waiver is listed below. Your agreement is required in order to rent one of our properties.
